At the project review board meeting held on 23rd April, the following key dates were confirmed:
- Decommissioning of roof plant 31st March – 10th May
- Confirmed delivery date for chillers 30th April
- Confirmed delivery date for AHU 2nd June
- Confirmed crane date / road closure – 19th June
- Commission of new plant – 23rd June – 10th July
A delay in receiving the AHU will have a knock-on effect on the commissioning of the new plant
Whereas the Air Handling Unit (AHU) had been ordered as per the manufacturer’s stated 12-16-week delivery lead-time, it will in fact be delivered 3 weeks later, requiring us to reschedule the road closure for the crane. The impact is shown in the dates reported above which takes into account the next date made available by Westminster City Council for the road closure on Great Cumberland Place, which is set for 19th and 20th June, though the Council has the right to postpone those dates at short notice if other imperative works take precedence.
Meanwhile, work is progressing as scheduled in the basement Plant Room as well as on the roof to replace pipework and decommission the old equipment :
- Checking of existing valves for functionality to enable isolation of colling & heating circuits from other building services.
- Isolation of chiller & cooling tower circuits in preparation for drain down
- Removal of redundant plant to basement area
- Cutting and welding new sections of pipework
- Installation of new pump sets
- Decommissioning & Dismantle of AHU
- Decommissioning & Dismantle of Cooling Tower
- Installation of new electrical feeds for roof and BMS panel

Installation of new pipework runs
Old AHU removed from housing and located on scaffold platform ready for removal
Roof colling tower removal and walkway platform removal
What comes next ?
Work over the next four weeks will include :
- Continue removal of redundant plant pipework from plantroom
- Removal of glass louvre panel to front of AHU housing
- New power feed installation from plant room to roof
- Installation of new handrail around roof perimeter
- Core drilling new service holes
- Procurement & Manufacture of new chiller base
