
Overview
The 2024 AGM (for the accounting year ending 31st December 2023) took place at Bilton Towers on 17th December 2024. This is later in the year than the AGMs of previous years as our Board was keen to wait until the detailed specification and cost estimates of the forthcoming heating/cooling refurbishment project were finalised, and sufficient funds collected to commence the works.
The 2023 accounts closed with a small surplus of £ 7,033 : the 12.5% service charge increase which had been approved during the previous AGM held on 12th May 2022 was almost entirely consumed the exceptionally high cost of gas and electricity. That cost will be lower in the next two years thanks to contract renewals negotiated RMD Properties at more favourable rates (28% saving on gas, and 23% on electricity).
The Maintenance Provision for Future Expenditure (reserve fund) continued to be overdrawn at the end of 2023, but the quarterly contributions approved the Extraordinary General Meeting held on 23rd November 2023 and collected since December have restored the reserve fund to a level that allows the project to start now.
